Hi Andy,

I realise that most of us are unable to give you a good estimation under current market sentiments where we are experiencing units selling at low COV or maybe even below valuation. It would be better to know more about your expected sales price and work towards that. I usually do not advise my clients to sell based on COV achievable but rather the final selling price as this would dictate the amount of cash proceeds you can achieve. COV portion only accounts about ten thousand range difference therefore if we are able to achieve a good valuation, this would be more value adding to the entire sales process. Allow me to share more about how my team is able to assist our clients achieve good prices with a checklist customised for our clients who are selling such that there will be a good chance to achieve a better pricing.

Dear Andy,

The latest transactions for the past 3 months along Admiralty Road are between $520k and $595k, valuation range between $520k and $560k, COV range from $0 to $46k. You may want to take this as a guide.

Your valuation should approximately $540k to $550k since it’s on mid floor, COV will largely depend on the condition and facing of the unit. On average, a good guide will approximately $20k to $30k region based on current market.
