Hi,I own 3BR @ Aquarius by the Park, 1206sft,pool facing.Price seems good so considering to sell now(Est, S$1.1M?) &concurrently buy a new condo;considering new ones @ Pasir RisTOP 2015 – 2016. Now, I don’t think I can afford to hold 2 properties ie 2nd @ 60%. Ideally, fr investment point, it would works well if I can retain current, buy new one & once ready move-in & thereafter rent out current condo; rental will pay for new home instalment! Q:(1)Would it be very difficult/ point-blank impossible to find buyer for Aquarius who’s willing to lease unit back to me for next 24-36mths? S$3.5K/mth(?). Reason-so we do not need to shift to temp home until new home is ready, ideal but not realistic probably?? (2)Based on past 5years trend, would it be accurate to say condos @ Pasir Ris depreciate faster than others within district 15–19? If one pays S$820 – 850 psft for new property @ Pasir Ris now, would the resalable price be a lot lower in 5-7 years’ time? Many thx.

Hi PML,

1) To sell and rent back your existing unit may not be impossible, and definitely worth a try since your asking price and rental are pretty reasonable.

2)About the depreciation of units in Pasir Ris, I am not too sure where did you get the information from pertaining to depreciation. In the 1st place, should prices in Pasir Ris be depreciating, why would buyers be flocking there to snap up units like Palette and others just to mention a few?
