Hi Sir,

Usually projects nearing TOP will see a increase in price due to interested parties looking at the project.

If you find that we are able to transact at your intended price and get a ood profit, why wait till after TOP?

I understand that most owners would want to maximise their returns and there is nothing wrong with that.

However, we have to see what are the recent transactions and market sentiments wrt the project.

Hi,

Before TOP, it may be easier to sell given potential buyers are buying off the plan (and probably without a showflat to visit too). After TOP, demand may be greater as some buyers do prefer to see and feel the actual unit before committing. If the final product is good, you may be able to fetch a better price.

Hi DIA,

Questions:

1) When is the TOP of your property?
2) Will you be affected by SSD (Seller's Stamp Duty) for the sale of your property before TOP?

It depends on different projects, but if you are eventually selling putting the SSD aside, there is definitely no harm in putting up the unit for sale now.
