Hi,
Would like yr expert advise. My parents are thinking of selling their 4br Yishun flat, get the money n buy a 3br condo with me. Currently I hv an EA at Anchorvale, hence will rent out my unit after we get the condo. Need yr advise :
- if this is a good plan n investment decision esp with condo prices been so high now.
- which property should we consider
- if it's a good plan, should my parents sell his 4br n rent out mine, or otherwise?

Hi Yvonne,

There is not good or bad time to buy a property. Generally speaking, Singapore property is going upward, the new high is always higher than the previous high. Furthermore, you mentioned that you will be selling one HDB, so buy high sell high, back to square one.

Which property to sell also depends on your financial situation. Firstly, you may want to consider which party still had an outstanding loan, take note that if there is an outstanding loan, the downpayment will be 40%. Secondly, a 4 room HDB in Yishun will fetch $4XXk while an EA at Anchorvale will fetch $6XXk, so you may want to consider after selling, whether the proceed is enough for the downpayment of a condo.
