Hi Nick,

As a PR purchasing a first property in Singapore, you will be subject to additional buyer's stamp duty of 5% on top of the usual buyer's stamp duty of (3% x purchase price) - $5400. But if you are purchasing with a Singapore citizen spouse, you wont be subject to it (ABSD relief).

Other costs will be:

(1) legal fees $3000
(2) valuation fees $300 to $500
(3) stamp duty for mortgage
