Hi,

Sure happy to assist and clarify the procedures. One way is to check whether the seller can sell without the tenancy and tenant can move out before completion. Is this unit quite hard to come by? Are there other units in the same development you might consider as well?

In current market subdued sentiment, will usually recommend to market the current EC and secure a buyer for your unit first before committing to the purchase. It may take some time to secure the buyer as well.

Have you already accepted an offer or has an offer on hand which you are ready to accept for your current EC? Also, have you already made the offer to purchase the unit you have shortlisted?

It is not so easy to describe in words here as there are various combinations or considerations which we will require to understand to propose how you should go about this transition. Especially so since there is an existing tenancy for the unit you are keen in, the timing can be a concern as well as you will be responsible to take over in managing the tenants until the lease expires, and the conditions of the unit can perhaps differ from the current, which is what you will need to consider.

probably you can buy now. sell your EC and ask for extension from buyer for your EC... or sell later closer to your tenant leaving the space , i.e. probably 4 months before
and then move in..

Dear Sir/Mdm,

Do you have an interim housing solution? If you do not, the timeline may not be able to match because if we take into account the marketing period of 1 to 2 months plus the conveyancing period which is about 3 months, by the completion of the sale, the unit that you purchased will still be tenanted.

There are several proposed solution:

1) You can ask the buyer of your EC for an extension or stay or rent back but this would compromise your bargaining position as it is not a straightforward case.

2) You can see whether there's a break lease clause in the contract of the unit you are buying.

For your transition, you will need to plan your timeline and cash flow well so that it can be conducted smoothly. Please feel free to contact me so that I can understand your situation better and draw up a transition plan for you.
