Morning, there is a ruling on HDB that we will have to sell off any private resi properties within six months of getting your HDB unit. so time constraint will not be an issue. however before you proceed, do drop me a call for a more detailed discussion on your real estate plans on issues like the current market trend, financial calculations and timeline.

It depends on your financial planning ie. Whether you need the proceeds to fund your next purchase. If you don't need the sales proceeds, you should consider securing a buyer 1st for your condo since it takes a longer time to sell in this market sentiment. Hi, due to the weak market sentiment, it would be advisable to sell off your current condo unit first, and then move on to purchase a resale hdb. I am currently assisting 2 condo owners who are also downgrading from condo to hdb. While I'm in the midst of marketing and selling their condo units, we have also started going for our viewing for the next resale hdb unit, doing all these concurrently. Actually according to the rules and regulations, we can purchase the HDB first before selling off the condo. We have up to 6 months to dispose off the condo after taking possession of the HDB flat.

The issue here will be do we have enough to fund the purchase or do we need the sales proceeds from the selling of the condo to fund the HDB purchase. And seriously, in current market situations, it is indeed wiser to start the selling of your condo before making the purchase.

You will have to sell your condo first , you can consider your condo sales to be done on a package deal basis with a agreed price on the sale, plus with a 6months rent back your previous home package at a agreed price , therefore allowing the sales proceed to come in plus ample time for you to renovate your hdb , convenience of shifting only once in total . However , Please note the downside that it might reduce the pool of buyer who is willing to wait extra 6 months for you .

As long as your expected price is not unrealistic, your property should be sold within 3 months as we are still seeing relatively healthy volume transactions despite a slowdown when compared to good times. There are still genuine home buyers out there seeking to purchase. More importantly in your situation will be the turnaround for cashflow in terms of purchase, therefore it would be good to sell first and allow the transaction to complete while you make your purchase along the way.
