Hi we are China PR couple and going to buy 5 room resale HDB in July 2020 in Sembawang. My budget is around 450K.Can anyone help to to calculate how much cash I need to prepare? Estimated OA will have 100K. Thank you very much

Hi Shelly,

Depending on your loan eligiblity, assuming that you are eligible to apply for maximum home loan which is 75% of the value of property, the minimum cash component required for your purchase will be 5% of the purchase price which works out to $22,500. Balance 20% of downpayment can be paid for by CPF funds, which works out to be $90,000. Your stamp duty applicable (including ABSD) is $30,600. There will be additional miscellaneous fees involved like conveyancing, valuation request and resale application.

If you are able to obtain a 75% loan, these estimated figures will be required:

Congrats on your decision to buy your own HDB property!

Coincidentally I also stay in the north part of Singapore. Haha. When it comes to buying a property, the 2 most important things in my perspective is financial calculations and also timeline planning. Your question is tackling the financial part. What I would suggest is that we can actually meet up for a chat and I can help to do a financial calculation for you on the spot. The financial calculation that we do for our clients is very detailed and we even go down to your monthly instalments and how much reserve funds you will have. As a real estate transaction is not the most straightforward thing sometimes, we can also use the meet up to answer anymore questions that you may have.

No worries about the meetup as there are no obligations at all. We can just take it as a chat and knowing one more friend. Haha. But really do trust me. A face to face meetup is really better as we may know how to advise you better when we know more about your requirements and what you all really like.
