hi there.i run a private investment firm and have a pool of high net worth individuals and clients who are keen to buy old landed properties.

Looking mainly at areas where there are old properties that can be bought(that means obviously not sentosa and those built in the last ten years) and

1) landed properties that can be demolished and a new one built over

2) landed properties that can be extended from 2 stories to 3 stories

are there specific areas in singapore with a high concentration of such properties in 1 and 2?

looking for a knowledgeble agent to guide us and the one with the best answer will be representing us for all our property purchases

Hi James,

What is the best answer you are looking for? Landed housing market in Singapore is considerably smaller than other residential segments. There are a few prominent players in this industry doing the redevelopment business currently. Do you have a specific area or locality you are interested to work in for a start?

Afternoon James,

Your company have huge pools of investors from around the world. However, the purchase of landed properties in Singapore are mainly for locals. For investors and foreigners, you need to apply for special approval which might take quite abit of time.

In SG context, if your buyers are local, they can venture into GCB, semi-D, terrace house, etc. They have different restriction in plot ratio which might affect your purchasing decisions.

    thanks for the reply.most of our investors are locals.they are more focused on buying old properties.doing them up (like extending from 1 floor to more etc etc)and selling them off later.

    what areas in singapore have a higher percentage of such older landed properties.
