Hi there. I intend to sell my semi-d home and noticed the average time seems to be taking longer than 6 mths. In this climate is it better to appoint an exclusive agent or have more agents working on it? In my estate there was a desperate sale when its PR owner had to leave quickly and I suppose made a dent in the market price for the estate. Is it feasible to wait some time for this to pass or it won't matter? I do not understand why he had to sell much lower though I suspect he may have lost PR status. Kindly share your thoughts.

Afternoon, Marketing of landed properties does take longer time, compared to condo and HDB unit. The cash outlay and size of market pool are the likely cause. As to whether are you required to sell as low as your counterpart, it would depends on your intention. Some owners are selling low as they have urgent need for the money or to leave SG on the next flight possible. Are you also in such status? As we have being saying, marketing of landed property will take some time hence getting an exclusive agent will allow you to communicate with one point of contact.
