Hi there! I have a 5rm HDB and recently fully paid. Suppose total cpf net used(combined with my spouse) to pay for the house is $330K and accrued interest $105K, what will happen if I decide to sell and upgrade/downgrade? Based on this info, can help me what is positive/negative sales, if I intend to upgrade/downgrade.

First of all we need to identify if your HDB going to be sold at a higher price, based on location and condition. There are many unit currently sold at above valuation.

Hi,

1) I believed you already understand what is positive and negative sales from the other responses.
2) Now you have a few choices depends on how you plan your asset progression:
(a) Buy a small private development to grow your asset, collect rental as passive income.
(b) Upgrade to EC, to have a modest forced saving and retire in another 25 yrs later after selling of the EC.
(c) Upgrade to a private to have a more aggressive forced saving and retire after 25 yrs.
(d) Downgrade to a smaller flat invest the sales proceed in a small private development to grow your asset and collect rental as passive income.

3) All methods come with risk and possible gain depend on your appetite.
4) If you intend to grow your asset it is reminded that the gain from buying resale and new launch project is different.
5) Be cautious on which project and unit to select, it is critical not only to rely on general info. The investing potential is the most crucial factor to determine whether it is worth betting your money and leave it to grow for the next 25 years.

As you mentioned that your HDB flat is already fully paid, should you sell your flat at a price that is above what you need to refund to your respective CPF, it will be a positive sale.

Based on the information that you shared, your CPF refund is $330k+$105k = $435k. Hence, if you manage to sell your flat above $435k, the balance will be your Cash proceeds.
