Hi there,
I am Singapore PR, 51yrs, been working overseas from last 8yrs, sold my HDB flat last year, wish to buy private condo for investment using my CPF of $330k, max investment of $800k including CPF(considering no loans from bank), kindly suggest good investment yeilding good rent.

Is it right time to buy or to wait as property market is expected to fall?

As you have no intentions to utilise any housing loan for this investment purchase, your decision will not be deterred by the interest rates at this moment, however, I strongly urge you to look into the considerations of picking loan for this investment as it will be a huge commitment to dump in your life savings in the investment. Most investors are also leveraging on loans to roll the returns back therefore as long as the monthly financial commitments monthly is comfortable based on your income level, the risks should be kept minimal. From investment point of view, it is difficult to ascertain if it is indeed the best time to look into committing since even the rental market is having a downturn, therefore your immediate rental returns maybe insufficient to cover for your mortgage should you decide to take up. You may probably wish to look at units selling with existing tenancy and work your sums out to offer just to be safe that the monthly rental is enough or almost enough to cover your mortgage for this investment.

Afternoon,

Given your current age, you should be able to obtain 80% loan till the age of 60, which is 8 to 9 years. Based on your income, you might want to consider getting minimal loan and utilize the extra cash for some other investment.
Do note that for SPR to purchase residential property in SG, you will need to prepare certain amount of fundings as stated below:

1) Standard Stamp duty and legal fee: $22k (Payable by CPF)
2) ABSD: $40k (Payable by cash)
3) 20% down payment (Based on 80% loan): $160k (5% must be paid by cash: $40k) - if you are taking loan

Hence you will need to prepare around $495k cash, if you are looking at no loan.
