There's an upcoming project beside Lakeville which will be launching soon, 1 bedder units will likely be available but the TOP will be much later. Its by the same developer MCL Land.

Whether pre-TOP and resale project, depends on your goals and objectives. For pre-TOP projects, there will be no rental income for a few years although it follows progressive payment. For resale projects, there will be immediate rental income so long you can secure a tenant quickly.

Hi Jaslyn, if you are looking for an immediate rental collection rather than letting your money lies idle, a resale would be a good choice because there is no waiting time and you can find a tenant for your purchase right away, or some units are even sold with tenancy.

Another noteworthy point is that resale apartments, especially older ones are usually of larger size in comparison to the new launches.

For investments, location is a key factor to consider.

Dear Jaslyn,

It depends on your investment goals. If you are looking at short-term of 5-10 years, I highly suggest going for newer developments as you will profit significantly from capital appreciation.

However if you are looking for long-term, resale projects are good as you can collect rental income almost immediately (or immediately if you buy a unit with existing tenancy).

I work with many investors who buy studio/1 bedroom units and will be able to advise you accordingly based on the different factors such as location, rental yields, capital appreciation, tenant pool and more.

Are you looking at immediate rental returns or capital appreciation?

Usually for resale condos, you can enjoy instant returns on investment but you might not be able to enjoy much capital appreciation.

As for new property, you should be able to enjoy decent capital appreciation but you will have to wait till completion before you can enjoy rental returns.

So there's pros and cons for both products.

Probably you can share with me your budget so I will be in a better position to advise you further.

I just sold a 2 bedders in Lakeshore. The nett rental yield is at least 3% after deducting maintenance fees, property tax etc. Not a bad investment at all.

If not I can update you more on the new launch beside lakeshore which is called Lake Grande where my family members are part of the core team.
