Hi LSW,

Selling a flat first before buying or renting to stay depends all on the sales proceeds from selling, the cash available (usually the first $5k option + option exercise fee + COV of the next purchase), and the CPF $ available to buy.
Before selling, always check your existing loan amount outstanding and the accrued interest with principle sum from CPF had you used it as loan from HDB for the current flat. Taking the final selling price less all these amounts derives your sales proceed (whether positive or negative).
