Its possible but it will be better to engage a professional agent who can manage both transaction timelines properly. In current market sentiment it is better to secure a buyer for your unit first before finding a unit to purchase, but doing both concurrently is also possible . Hi Mr Pal, due to the weak market sentiment, it is advisable to sell off the HDB first before you purchase a condo unit. But it is possible to manage both the timeline well and one of the way would be starting to view various condo and shortlisting it while your servicing agent has also put up marketing effort for sale of the HDB concurrently. Since you need funds from your property sale into your property purchase, you have to sell off your HDB first in order to do so.

In addition, even though there are more and more buyers in the resale HDB market, there are even more supply of flats thus it will take awhile to dispose off your unit. This is why I will advise you to put up your HDB for sale first while hunting for a condo.

Dear Mr. Soumya,

This is possible. However the best is you have to do it parallel. While marketing your HDB, go and look out for the condo you want.
You will also need 3-mths extension of your HDB, so while you get the keys of your condo and doing renovation, you still stay in your HDB. Discuss this with your agent and I believe many senior agents will know how to do it. Timing is important for your case, so you need only to shift house once.

Hi Soumya,

If you require to channel your funds from sales into the initial payment for your condominium purchase, I am afraid that you will need to look into selling first.

I understand from my experiences dealing with up-graders like yourself that you are afraid that you are unable to find a unit you like after selling your existing place, therefore will be compelled to make a decision to purchase something you may not like. Vice versa, there are also clients of mine whom made the decision to purchase first but could not find a right buyer to pay the expected price and felt compelled to sell at a lower price in order to avoid paying additional stamp duty for their purchases.

Seeking a balance will be key here. Since we are anticipating high supply numbers in both resale HDB and condos, it will be good to make the sale first before putting any financial commitments towards the purchase. What you can do is to do both activities of marketing your place for sale and house-hunting concurrently, such that you can also have a feel of how the condo market is like to assist you in making a decision.
