If you still have employment income, it may still be possible to borrow for 8 years with good credit score.

Hi,

1) I assume you received your HFE to know that your loan amount is $300k with a loan tenure of 8 years.
2) In general because the maximum loan coverage is 75%, with a granted loan of $300k, your highest purchase could only be $400k. Unless you intend to top up with cash and/or CPF.
3) In current market situation, you might still able to find some flats in Marsiling that meets your budget of below $400k.
4) Do be reminded that you have to be prepared to overhaul the whole unit because usually flat with such asking price would not have a lick of paint for the past 50 years or more.
5) If you have not apply for an HFE, it is recommended to apply for one to understand your eligibility and loan amount available.

At 57 years old, the loan tenure will usually be capped quite short, since banks and HDB both consider age when working out repayment period. For a loan of about $300k over 8 years, the monthly instalments will be quite high, so it really depends on your income and CPF usage.
