Hi PropertyGurus, I wish to sell my property and buy another around the same time. How should I time them so that I can use the sale proceed to finance the property bought. Timing is crucial here as buyers and sellers are only given 3 months (correct me if I am wrong)) to get all procedures (money) settled.. I am selling a private property and buying either a private or HDB. Are the rules different?

Evening Sam,

If you are purchasing using bank loan, it doesn't matter if you are buying HDB or private property. You can use bank's bridging loan to cover the CPF component. As for the cash component, it would depend on how much is required. To ensure that all goes smoothly, it good to know your financial standing and engage the service of salesperson.

Hi Sam,

Since you are selling your private property, you will be ineligible to take up a HDB loan within the next 30months from the sale of your private property, leaving you with no options but to take up a bank loan based on existing regulations.

As Mike has mentioned, you can probably arrange some form of bridging loan for the purchase while awaiting for the proceeds of the sale to come in.

I beg to differ what Joel has mentioned in selling first and purchasing later. I would personally advise to do both simultaneously, such that you get a good idea of how the purchasing market is like and will be more ready to put up an offer when the right unit comes along. I have personally managed to assist 1 of my client to sell of his condominium in a week from 1st openhouse conducted above the exclusive pricing, and he has since purchase a landed unit after missing out on another unit. On top of that, I have managed to secure delayed handing over of his current place to allow him time to do some renovations of his purchased unit.

This process will be so fast that you will probably miss out star buys if you are not fast enough.
