Whenever it comes to investment, my first question is always when do you plan to exit the investment?

In addition, why have you shortlisted a resale project in that age group for this investment?

Without understanding more about your plan and choice, it is difficult for us to provide accurate opinion on what should be the ideal choice for you because on the outlook of your description, both can be disastrous choice.

Good evening,

For investment, I would usually try to understand the clients objectives in doing so and the approximate timeline they are looking to exit the investment. Is it mainly for capital appreciation or for the recurring rental income that the property can produce?

The tenure is not necessarily important, as both categories in Singapore has produced good performers. More importantly it is the entry price, any future infrastructure plans and transformation in the pipeline as potential price appreciation catalysts, and the rentability and proximity to tenant pools that can help to finance the investment.

Buying too old a development also has its risks as demand for older condos will stagnate as it gets to certain age and no longer appeal as much as newer condos (be it tenants or buyers).

May I know which condos you have shortlisted? Happy to share the pros & cons of the development.

And you mentioned it's an old condo, and rental is low? Doesn't sound like a good investment to me. Or is there something special about this condo that attracts you?
