Chinese New Year is in late January and it is usually a time when the market activities are lower and therefore it is recommend that you start earlier as compared to later.

It is an ideal time to begin now, as we can go through some of the ground work (such as understanding the plan and requirements for the next property, financial planning, and preparing the property for the eventual sale). Even though Feb 2023 is the MOP, the marketing can commence before that no issue. It is good to catch the buyers right after the Chinese New Year period (mid January next year) as they will be motivated and ready to execute the plan right after the December / Jan period.

For the marketing process, normally people would start to market the unit very close to MOP date as HDB OTP are not allowed to be issued before MOP. You can actually start marketing anytime, except that you are only able to accept offers and grant the Option To Purchase 1 week after you have met your MOP as you will need to register your intent to sell after meeting the MOP and has to wait out a period of 1 week before you can officially accept any offer.

1) I would suggest starting marketing one week after the Lunar Chinese New year (23 & 24 Jan 2023) so as not to rush through the process.
2) Unless you have special needs that you wanted to sell it off as soon then you may start to market it in Dec.
3) Lock down the deal and process the legal sale process one week after 8 Feb 2023.
4) The reason is you can only register an intent to sell on 8 Feb 2023. And your OTP date must be at least 7 days after 8 Feb 2023.
