Hi my sister is 39 years old and wish to buy a condo in Singapore. She is based overseas now and for the past 10 years. Is she eligible to buy a property in SG, and can she appoint me to manage the purchase including bank loans? She may not have much CPF as she has been working and living overseas for more than 10 years. Your advice would be much appreciated ! Thanks

Hi,

If its based on her name, the loan would be based on her overseas income. Some banks will do a haircut and may not fully recognize the income amount depending on the country source.

She can appoint you as the Power of Attorney to assist, but there will be some legal documents to sign.

Hi,

1) It is easier to buy private compared to HDB. No eligibility criteria needed on buying a private residential property.

2) The best way to do this is to appoint you as POA (power of attorney):
A power of attorney (POA) is a legal document giving one person (the agent or attorney-in-fact) the power to act for another person (the principal). The agent can have broad legal authority or limited authority to make legal decisions about the principal's property, finances, or medical care.

You will have to find a lawyer to assist you with this. The lawyer will advise you on the cost and ways to get it done even when your sister is overseas.

3) She will need to get financial support from a local bank for property purchase here.

4) She might not be able to get 75% LTV to compare to those who received their income locally.

5) Good thing is at her age now she can get the maximum loan tenure of 25 years.
