Hi,

My mother will be selling her 5 room flat within months time. We are looking to upgrade to a Jumbo flat, with her name (age 45) and mine (age 25) together.

Our combined income is around 7.2k. We heard rumors that a jumbo flat requires 3 generations names being registered, and all being over 18 years old. Is it true?

Main people living in the intended jumbo flat will be my mother, brother, me and my wife and our less than 1 year old baby.

Would be good to have some clarifications regarding jumbo resale flat criteria if there is any.

Morning Terence,

To upgrade for a jumbo resale flat, it would be same as normal resale application. Doesn't need to be 3 generations names being registered. For your scenario, should be good enough to purchase as long as your financially allow. Do take note of doing your loan eligible before proceed for the new purchase.

As you will be getting a jumbo unit from the resale market, you can even purchase it under single scheme with bank loan. I have assisted many of my clients, single or married without extended family nucleus, on similar cases. The concern now is how much loan can both of you get.

Hi Terence,

If you are looking at resale jumbo flats, there is no need to apply with 3 generations names. Those that require that are the 3Gen BTO flats that hdb has recently introduced.

Jumbo flats are typically around 20 years and can only be found in certain estates such as woodlands, yishun and tampines in limited supply. For resale jumbo, there's no special criteria just that if you are taking hdb loan & grant, the usual income ceiling of 12k applies (18k if extended family application) and your mum must have stayed in current 5-rm for 5 years.
