Hi,

My husband and me are both Singapore citizen. We own a HDB 5 rm flat that are fully paid. We are interested to invest a 2nd private condominium.

I would like to find out whether we need to pay the additional buyer stamp duty 7% for the 2nd property if we do not have any outstanding loan for our 1st property.

Regard
Denise

Morning Denise,

Since you and your spouse are SC, your second property purchase will incur 7% ABSD, on top of the BSD. With the fact that your current unit is filly paid, you should be able to obtain 80% loan if your Total Debt Repayment Ration is good.

It will be more prudent, in your case, to work out a rough estimate of your financial position. You can visit any of the showflat and I will arrange for a banker to discuss the financials with you. This includes the absd, the Cpf that you can utilized, the lawyers and any other miscellaneous costs. That way, you can decide for yourself a comfortable budget for the new investment and I will provide u with a list of resale / projects that fits your investment portfolio.

Do feel free to contact me at 81824811  for a rough discussion. Friendly agent with no obligation to purchase. Read More
