The indicated value is only 1 of the few aspects of consideration for all property sales. Other aspects which is more critical will be the supply and demand of units similar to yours, where it will define how long it may take for the entire marketing process to match to a buyer at the price we are looking at.
There are incidents where despite marketing a unit for sale at $50k below the recent transactions or indicative value, the response is still sluggish, perhaps because there is lower or no demand for units in that area, therefore the indicated valuation is going to be less significant comparing against units in highly sought after locations where buyers tend to bid higher than the indicated value in order to secure that unit.
We will really need to analyse the past statistics and examine the existing supply line to determine what is probably expected in your scenario.
Let's discuss this further before we move on to the next phase such that we understand the expectations and situation better in order to make a more informed decision.

The whole process will take around 3 to 4 months without taking the marketing period into consideration.
By the way, how do you manage to get the valuation? Usually I will based on past transaction to estimate the potential sale price. So valuation will usually varies based on floor level, unit condition, facing etc.
