There has been no transactions recorded within your precinct therefore the nearest cluster of flats we can compare against with will be those from blocks 301 to 306, where there leases began back in 2011 and 2012.
For the newer batch of blocks, the average transacted prices I have captured from the database is around $508k to $522k for blocks 306 series. The remaining average transacted price is around $454k to $504k for blocks 301 to 303 series.
