Dear investor, From an investment point of view, D15 is likely a very saturated market where rental returns is definitely not as attractive as it used to be, although this is the primary district I am working in. I believe this phenomenon does not only apply to D15 but the entire island with the anticipation of an increase in supply of units for rental. In other words, while looking for property to invest in Singapore, we will probably need to look more into the potential for capital appreciation over rental prospect as I believe that rentability of a property will drop over time, which makes it less appealing to potential buyers. Of course, there is still possibility of having both but this will be challenging. If I may suggest, perhaps you may look into a landed home whose quantum is in low $2m range which you probably will take minimal loan while renting the landed home out. The rental return will likely be low but given that you have probably only loan a small amount therefore you are likely to still have a bit of passive income while sitting on high capital appreciation potential due to the scarcity of land. Hi, one proposal is to get 3 x units (say 600k each) within a development with upside potential and calculated downside risk. Hold over an investment horizon. When units appreciate by 50% on average, sell 2 and with the profits made, essentially the one still remaining is "free". I had an investor client who always bought properties in multiple of "3". When I probed more, he shared this simple strategy of how he built his wealth over the years. Of course we may be making many assumptions in this instance and simplifying things. Food for thought.
