Are you planning to shift into the apartment after purchase? Typically, purchasers for the projects you have specifically mentioned are looking for space within the apartment, as newer projects tend to be at most 60-70% of the size these projects offer. Any collective sale potential moving ahead will definitely be a bonus for these purchasers.
Another group of purchasers will be more interested in purchasing these projects and holding on to them for potential collective sale as these projects have higher potentials when it comes to collective sale, due to the existing potential for the plot of land the projects are sitting on, where developers can either intensify the usage of land, build higher or both, making it attractive for developers to put in their bids and the owners of the project can stand to gain potentially as the price developers are willing to pay will usually be more than what it can fetch typically in a resale market. The key considerations will be the rentability of these units as they are considered older apartments with outdated facilities which are less attractive to prospective tenants, and cases of water seepage and etc will potentially mean owners may need to pay more for maintenance fees.
