Hi Ms Christine, yes it is better to have the same agent for buying and the selling. Reason will be simple... 1) this agent of yours will have full knowledge of your finances and loan to better calculate the next purchase after the selling. 2) the commission could be negotiated and be lower as you are buying and selling at the same time. Hi Mrs. Lee,

It will better to work with 1 committed agent who can manage your timelines better for the 2 transactions. The hassle & coordination that needs to be done with 2 separate agents may make the experience difficult, unless you don't intend to do both concurrently and have an interim place to stay temporarily. Hi Christine,

In my opinion, it will depends on what is involved in the sale and purchase. Are you referring to selling a HDB abd purchasing a landed or what type of transactions? Plainly speaking, there could be possibility that a salesperson is very confident in handling HDB sales but when it comes to private property like landed, they may have lack the knowledge in this sector or even skills to negotiate in such price range while a salesperson with extensive knowledge handling landed sales maybe unaccustomed to negotiating HDB deals where the numbers are smaller. Your best bet should actually to engage a team who offers boutique services where they have dedicated personnel handling different market segments while you only need to communicate with your account in charge to arrange for viewings and etc to minimise the hassle of having multiple parties to coordinate with. This system works very well for my team who have benefited many of our clients who also referred their friends and relatives to us because they felt the benefits of such arrangements.

It's great hearing from you!

Maybe you can share more on your situation so I will be in a better position to advise you.

Normally in such cases, I will advise my client to engage a realtor for both sale and purchase transactions.

Why?

This person will know better about your financial calculations, the time frame between two transactions etc.

Let me provide you an illustration.

I recently sold a HDB to my direct buyers. Without guidance of a realtor, they are clueless about the HDB guidelines/ regulations/ time frame from transition from private sale to HDB purchase etc.

And of course usually commission is negotiable between you and the realtor especially for two transactions. You might be able to get a small discount off. =)
