Hi,

I'm here to inquire on how to get Re-Sale 5-room hdb flat (with 4 rooms).

- I'm (Singaporean 24) first time purchasing a flat with my fiancee (26) a PR in Singapore.

- Our total annual income for the nearest year is about $4,250 total.

- My parent house is located at Kallang Bahru area while I'm looking for Serangoon/Hougang area.

- My parent will be renting out their house to live in my newly obtain 5 room (once obtained).

I would like to find out

1.The Grants I'm entitled to.
2.The amounts
3.Required documents
4.Maximum Loan and the monthly installment (25 years/30 years?)
5.And the initial fees I have to pay (CPF $/% CASH $/%)
6.Any other information I could get.

Hi Mr. Thng,

Do you mean monthly income is 4.25k/month? If so, you will be eligible for 1st timer and AHG grants, which will add up to 25k since there's only 1 SC in the application. Supporting documents will be income slips and employment letter etc. Will be able to assist with the necessary paperwork.

Most 1st timers take up a hdb loan of 90%, and max tenure is 25 years. The downpayment of 10%+stamp duties of approx 3% can use CPF if sufficient, otherwise its cash.

Typical breakdown as follows:
CPF 10%
Hdb loan 90%
Stamp duties+conveyancing 3% approx
Option fee 5k
Agency fee 1%+GST
Hdb admin fees 300
COV if any.

I think you meant your combined monthly income is $4250.

1) family grant $20k and additional housing grant

If you choose to stay near your parents, you can entitled to further $20k proximity grant.

2) You might want to apply for HLE to find out how much HDB housing loan can you obtain.

The max loan tenure is 25 years and quantum is 90% (still subject to mortgage servicing ratio).

3) Initial outlay:

- 10% downpayment (CPF or cash)
- estimated 3% buyer's stamp duty (CPF or cash)

- 1% agent commission (cash)

Evening,

With HDB loan, you can get max of 25 years old and grant of $20k. You can claim fir the Top-up grant of $10k once your spouse becomes SC. You will also be required to prepare 10% down payment, with HDB loan. You can utilize the grant and CPF monies to pay for this component.
As to how much loan you are eligible for, it would depend on both your credit status, income type and the age of the unit that both of you are looking into.
