Hi, I'm a foreigner who wants buy a condominium in Singapore. I've been worked from 2013 to May 2016 in Singapore. Can I also apply bank loan and which way is the best way to get rental income from that condo? Any advice?

Dear buyer,

As a foreigner purchasing a condominium in Singapore, the applicable stamp duty will be 15+3%. This could probably require 2-3 years of continuous rental income in order for you to recover the stamp duties paid.

In addition, you mentioned that you have worked from 2013 to May 2016, do you mean that you are currently unemployed? In order to be eligible for housing loan, you will need to have income source or to show that you have the necessary cash or assets for pledging to the financial institutions.

You can buy a condominium in Singapore, but take note of the Stamp Duties involved for foreigners. Also, have you spoke to a banker on how much you can loan?

You mentioned that you have been working till May 2016. But what is your current employment status? Should you need a loan for the property, you will need to show the bank that you are employed.

Yes foreigners are eligible to purchase only private properties in Singapore. However, as a foreigner, the additional buyer stamp duty (ABSD) will be levied in your purchase.

The initial cash outlay :
20% Cash (5% Cash & 15% CPF)
80% Maximum Loan
3% Buyer Stamp Duty
15% ABSD
Legal Misc Fess
NO agent fees
