Hi, if my hdb loan and cpf combined isnt enough to cover the purchase price of hdb resale flat, i have to pay the difference in lumpsum cash before taking possession of the flat ? If my hdb loan cpf combined is $350k, the purchase price of the resale flat is $380k, so the $30k shortfall is to be paid full in cash by the first appoinment right?

Hi,

Yes any shortfall will have to be in cash. Do note to include stamp duties, legal fees and agent commission and COV (if any) in your calculations, hence your cash outlay is likely to be more than 30k. Thanks and hope to assist with your housing plans further.

As the purchase price is higher than the funds that you have in hand, you will need to pay out the difference, by cashier order, latest on the day of completion. However, with additional expenses on legal and stamp fee, valuation, HDB admin fee and agent fee, your actual expenses will likely be more than $30k.

You are right, the balance have to be in cash. But if the purchase is your 1st hdb or you have never taken the grant, then can explore on the possible grant.
