Hi Ethan,

Good day. Hows it going? Pertaining to your question above, with the limited information, I will try to answer as much as I can.

If you are going to buy a second property with your mum (both names are in the second property), both of you will have to fulfill the minimum MOP for your current HDB respectively.

Do note that the new cooling measures will apply to you, ie the Additional Buyer Stamp Duty. It has a different increment depending on whether your mum and you are foreigners, SPR or Singapore Citizen. There are also other factors that may affect your decision to buy, such as the loan that you can take and so on, which is also part of the recent cooling measures imposed.

It may sound a bit unclear to you at this moment. However, should you require additional help, it might be better if its communicated through email or sms.

Hope it helps!

Best,

Morning Ethan,

Firstly, both of you are required to fulfill MOP, prior any opportunity for purchase your second property.
Secondly, under the new cooling measures, only SC are allowed to keep the HDB unit upon collecting keys for the private property. PR are to sell away their HDB unit within 6 months from key collection.
Lastly, depending on if any of you have any existing mortgage at hand, you LTV may be only 50%. You are to have 25% in cash, and the balance 25% can be mixture of cash and CPF.
