Afternoon Joey, there are still buyers for bukit batok. Last transaction along BB st 34 was as recently as December. Normally a typical HDB sale will take about 4 to 6 months inclusive of marketing and two HDB appointments. Pricing for your unit should be estimated $435k +/- if yours its a 103sqm unit but it still boils down to buyer's perception of your unit in terms of house condition, facing and other factors etc. If you need any assistance in your property sale, feel free to contact me. Hi Joey, In general, resale HDB market has slowed down quite significantly therefore I believe not many salespersons are confident to quote you how fast can a unit be sold. More importantly is if the current transacted prices and valuation prices around your area fit into your sales plan when it comes to the sales proceeds and stuff. Having said that, my colleague recently sold a unit in Bukit Panjang within 1 viewing with COV of $15k above. That to say, as long as buyer has the motivation to purchase a certain unit, the prices will still be there. Hi Joey, There are definitely buyers out there for bukit batok flats. However in the current market, the realistic HDB seller will get to sell his flat faster. How fast the turnover depends on how realistic the asking price is. It may take from 4 to 6 months approx. I would be glad to assist you in the sale of your HDB flat. Dear Joey, Based on recent transaction, your 4 room flat will fetch about $375k to $400k for a 4S and $420k to $460k for a 4A. In term of turnover, there are less buyers in the market right now and therefore it may takes up to 3 months to find a buyer.
