Hi, I would like to sell my 4room HDB in the north (mop last yr) and buy a smaller unit at Clementi. Does it mean i need to engage 2 agents to help Sell and Buy separately? What is the commission I need to pay? Thank U.

Hi

You may engage a single agent to do you sell and buy. The market standard commission is 2% for sell and 1% for buying a resale HDB. However, it can be negotiate.

In your case, it is advisable that you appoint only an exclusive agent to assist you in the selling of the current flat and the next purchase. Cos for the selling and buying of the next flat, there be a number or various detail calculation that the agent will have to take note and to work towards it and that will be very risky if there are 2 different agents getting involve.

It is recommended that you engage one agent to do both the sale and purchase transaction for you so that he or she will be able to plan the timeline for you in order for you to minimize the cash outlay and more importantly transit smoothly from one place to another without the need for an interim housing soluiton.

This is especially important if you have no interim place to stay as your timeline will be very tight in that case. In fact, it is more ideal as the timelines and finances can be planned out in detail right from the onset and a smooth transition is more possible. It is important to engage one who is professional, competent and can be committed to your plans to ensure a smooth planning and execution.

For your question, yes you can choose to have 2 agents to handle the sale and purchase separately but I would really recommend that you just use one agent to handle the sale and purchase together. Because as such, your agent will be able to grasp your timeline well and this will greatly minimise the possibilities of things going wrong.
