Hi, I wish to ask if I wish to get an HDB, then join a friend (who is a PR) to get a condo. How much stamp duty would that cost me? What is the percentage different comparing if I don't have a HDB, and just get a condo first.

And also if I am a citizen and my friend is a PR, will the stamp duty change?

Good morning,

Do take note that you need to form a family nucleus or be eligible under HDB eligibility scheme to purchase a HDB and must fulfill 5 years minimum occupation period before you are eligible to purchase a private property.

If condo is your second property, the ABSD will be 7% on top of the buyer's stamp duty (estimated 3% to 4%). Second property 7% vs SPR's first property 5% ABSD.

If condo is your first, no ABSD just normal buyer's stamp duty.

Hi,

(1) Once you get a HDB flat, you have to wait for 5 years (MOP) before allowed to own a private property.
(2) Once you get a condo, you have to dispose it off when you get a HDB flat.

Thus you can only own a HDB flat and wait upon expiry of MOP before allowing to own 2nd property (must be private).

Since only scenario (1) can fulfill your attempt to own 2 property. The stamp duty involved shall be:
(a) BSD (Buyer stamp duty): 3%-$5,400 (pte value less than $1 Million), 4%-$15,400 (pte value more than $1 Million)
(b) ABSD (Additional Buyer stamp duty): 7%

But if it is not an attempt to own 2 property, the stamp duty shall be as follow:
(a) BSD (Buyer stamp duty): 3%-$5,400 (pte value less than $1 Million), 4%-$15,400 (pte value more than $1 Million)
No ABSD involved as a citizen for 1st property. You friend (PR) ABSD is 5% for 1st property.

Do note if you joint purchase with your friend, you shall share the BSD (as tabulated above) & ABSD (5%).

Dear Sir/Mdm,

If you were to get a HDB, you will be subjected to the 5 years Minimum Occupation Period (MOP) and you will not be able to join your friend to purchase a condo.

For a condo purchase, if you purchase it alone as a Singapore Citizen, you will not be subjected to an Additional Buyer Stamp Duty (ABSD). However, if you purchase the condo with your friend who is a SPR, you will need to pay an ABSD of 5%. Therefore, if you can afford it alone, it may be wiser to purchase it under your sole name.

Hi,

Firstly, you will not be able to purchase both a HDB and a condo together, as you will need to fulfill the 5-year MOP before you can purchase a second residential property.

Secondly, apart from ABSD, if your HDB is purchased under loan, your second property (condo) is subjected to 50% LTV.

With TDSR in place, you will also need to check out your loan eligibility for a second property. Hence, I'm not sure if this is what you're looking for.
