It is very simple, you may wish to get two or three agents to help you to advertise, and see which agent will be able to help you get the right buyer at the right price to close.
Do remember one thing, all agents that helping you to sell have to advertise at the same price.

Generally it depend on the seller, as long you seriously consider any reasonable offer at median transacted unit at the project. Selling 10k to 20k cheaper than the median transaction, it will generate a fast sale as per current market situation.
