Hi, I saw an advertisement in the papers and made an appointment to view the unit. When I reached there, the agent said I have to pay her 1% commission as she had served me (meaning showing me around the house and having to do the paperwork for me upon purchase). When I asked if it's lawful, she said it has to be put off records then. Else, she is unable to put my offer through to the seller. Can someone give me advice?

Morning Jennifer,

As per the CEA act, dual representation is against the law. Since she have advertised for the owner, she would be deemed as representing them. And to collect a fee for representing you, who do you think she will side when issues arises when the seller is paying 2% and you are only paying 1%?

Why not engage a salesperson to represent you to prevent sure unwanted sitaution?
