Hi, I’m a Singapore citizen and my husband is a foreigner (pending PR). We would like to purchase our first home but not sure if we should go for a resale HDB or Condo. Currently with a Budget of $800k-$900k in mind, we don’t have many options for a 2 bedder condo except some older ones. Would like to seek advise from the gurus:

- is it a good idea to buy an older condo (99yrs lease) with 70yrs lease remaining? What factors to consider? How to determine if got potential for en bloc?

- If the first private property is bought only under my name, can my husband buy a property under his name once he obtains PR status?

If your budget allows, purchasing a private property will be a better option as HDB is no longer deem as an investment but just a roof over our head.

Dear Mdm,

Between a HDB and a Condo, a private condo is a better option as they retain the value better as the lease gets shorter and old condos are able to go for collective sale ie enbloc sale.

For older condos, the pool of potential buyers are usually smaller and therefore the upside potential may be limited and your best bet will be an enbloc sale.

If you stretch your budget slightly higher, you will be able to afford a newer 2 bedroom unit. Once your husband obtained his PR, he will be able to purchase another unit for investment. However, if his name is inside your HDB as an essentail occupier, he will not be able to buy another unit within the first 5 years.

Once your husband becomes a PR, he cannot buy an HDB flat. There must be two SPR who are at least 21 years old listed in the flat application.

Hi there,
I believe that you are looking for property investment based on the question you asked. Yes, I would agree with my fellow colleagues that a private property is a better option if your budget permits it.
Yes, the property can be bought solely under your name first so as to save on the ABSD.
My thoughts on en bloc that it is really dependent on the future development of the area, the tightening of govt land sales, change in the plot ratio and many other factors. Even if your property is deemed to be “en bloc potential”, some developments fail simply because owners do not want to move or sell their property.
Whether it is good investment to buy a 70 year development, yes and no. They are typically cheaper and might have en bloc potential. However, do bear in mind, en bloc is really beyond anyone’s control.

The recent rules states that the property you purchase will need to cover the youngest buyer till the age of 95. If you are young and purchased a property with a short lease, you may not be able to take the maximum loan on the property. There will also be some restrictions on CPF usage.

Good evening,

do be mindful of these few stuffs before you act on your purchase.

1) since your hubby is still a foreigner, if you purchase a resale hdb, the loan assessment will be based solely on your income not combined income as you will buy under non citizen spouse scheme thus your budget might significantly be affected.

2) i always advise my clients that buying a home of your choice there is no right or wrong. But if there's a chance for me to choose for my clients, i will definitely make sure its the right one.

I recently assisted my HDB sellers to shift out from the city fringe to punggol. My question to them is that if they purchase an old unit and they need to spend a hefty sum on renovation, how much do they need to sell in future to breakeven?

But if they buy a young and renovated unit, wont they have a better chance to find a suitable buyer in future?

If you purchase an old unit, your potential best bet will be en bloc. But how is it going to be en bloc?

Being old doesnt necessarily mean it will be en bloc. Existing residents might not be receptive to it and moreover will you be alright to take care of the increasing maintenance cost due to its age?

3) If you guys intend to own 2 properties in time to come, i will advise you guys to buy the first property as married couple (matrimonial home) so you are not subject to any ABSD.

You sell your share of ownership to hubby (even after he turns SPR) and buy another property under your SC name (you save 5% ABSD if your hubby buys as sole SPR).
