Hi, I own a property overseas with the bank loan of NZ 300k (My house in Auckland worth NZ 1 million). My monthly Singapore income is S8100 (basic salary) + S810 (accom allowance). what is the max home loan i can get and can i still get a 3 bedroom condo here?

It will best that let my banker advise you on your in principle approval first so you can gauge how much loan you can obtain.

Btw do take note that you are eligible to obtain up to 80% bank loan subject to a max loan tenure of 30 years and Singapore retirement age of 65 years old.

Are you a Singaporean? SPR? or foreigner status?

Due to residency status, you might be subject to additional buyer's stamp duty. This will be on top of the 20% downpayment (5% cash and 15% CPF/ cash), estimated 3% buyer's stamp duty, legal fees, valuation fee, stamp duty for mortgage etc.

Good evening Mr Wong,

Do take note that as a foreigner, you will be subject to 15% additional buyer's stamp duty thus your initial outlay will be 38% of purchase price as of now. If you turn to SPR, your initial outlay will be 28% of purchase price. Difference will be the ABSD of 5% as SPR and 15% as foreigner.

Can I ask my banker to contact you to advise you on your in principle approval first and we see how it goes from there?

With positive nett worth, you might be able to obtain sufficient loan for the purchase of 3 bedroom condo in SG. Do note that bankers here will require the necessary documents from you. They will also need to assess your credit standing before providing you with the principle of loan approval.
In reference to purchase of condo in SG, you will be liable to pay for Seller stamp duty of 15%, by cash, on top of standard stamp duty and legal fee. Standard 3 bedroom unit will range from $S$900k upwards, depending on the sizing, location and type of unit that you are looking at.
