Hi Alex,

Assuming that yours is the 4 room unit with built in area of 84 sqm, the valuation of your unit should range from $240000 to $270000, depending on the condition and renovations of your unit. Cash over valuation (COV) would range from $20000 to $35000, depending on how well-maintained/ renovated your unit is.

I would advise you to do all maintainance prior to valuation as the leakage may affect the valuation of the unit. Also, potential buyers will think twice and thrice should they see the leak.

Your expected valuation should be about $280k. COV at least can get $20k in this market, depending on the condition of your house.

You should definately repair the leaking as it could deter away potential buyer. You can get HDB branch office to help you on this matter.
