Hi,
I own 4 room HDB apartment at 14th floor in Blk 290A Bukit Batok street 24. I am planning to sell my current unit and get a 4 room or 5 room apartment near Bukit batok MRT.

Could you please advise the expected money for agent fee, legal fee etc., for 4 room and 5 room.

Hi Sainathan,

I have just assisted my client to sell his 3rm at Jalan bukit ho swee and purchase a 5rm at Jurong West.

Agent fee is standard: 2% for selling and 1% for buying.

For HDB seller (flat financed by bank loan),you need to engage lawyer to do the loan discharge/act for you, the legal fee is $1500 -$2000.

For HDB buyer (flat financed by bank loan), depending on the loan quantum and bank, the legal fee can be fully subsidized.

If HDB is acting for you in both buying and selling(meaning you are taking HDB loan), the legal fee will be cheaper.

It is good to sit down and do a detailed financial calculation for the selling and buying. Timeline is critical.

Your unit's estimated price will be around $440k to $47ok, with COV asking of around $28k to $60k. This would be dependent on your unit's facing, condition and ethnic restriction is applicable.

The asking price for 4 or 5 room near Bukit Batok MRT is around $380k to $650k, depending on the unit size and actual location.

Legal fee defer from HDB loan against bank loan and salesperson commission is to be discussed between you and your salesperson, depending on your specific request. Other issues that might be of concern to you would be how much loan you can get, the possible profit and how much CPF will can utilise, depending on your age.
