Hi Mr Rahul,

My opinion is to sell your HDB flat. I agree in the long term, property prices will increase. But in the next 5 to 10 years, your HDB flat will be >40 years. The value will decrease with property age as well. Why not cash out when the price is so high now?

Before selling, we need to do a HDB valuation for your flat. I can absorb the valuation cost.

I tend to agree with Ander.

HDB flats are still highly sought properties these days as compared to resale condo. I guess your HDB flat has been fully paid since it is already 35 years if you are the 1st owner. Some would have rented out the HDB as a way of helping to subsidise to service the loan of the private property.
The issue is the age of the HDB flat. There are competitions for rental among other younger estates which can fetch a higher yield anyway.
My suggestion is to go with the HDB selling and cash out.

It really depends on your current needs. Selling maybe a good option now as HDB price very good right now, good time to cash out and wait for better investment opportunity. Howvever, its always better to do a financial calculation before making the decision.
