4) Other than the owner, it is lodged by the bank, financial institute, or the HDB if this is an HDB flat, mainly the party who lends the money to the buyers to buy the property.
5) In the Singapore context, if selling an HDB flat. The HDB mortgage department shall be informed by the lawyer to lift the caveat from the flat's deed to proceed to complete the sale.
6) The lawyer will ensure the sale proceeds are sufficient to cover the outstanding loan before being able to proceed further to complete the sale.
7) A similar process is taken by the lawyer when selling private property. The banks or financial institutes will be informed and lift the caveat before able to proceed to complete the sale.
