Hi Jaz,

If you have the intention to sell, I'll rather you decide the final selling price through working out the final cash proceeds you intend to achieve than to sell according to market calling. All of us have the accessibility to the same data therefore what we quote will not differ much. The issue here is how different are these units within our data are as compared to your unit since there are no 2 similar units. Are you going to sell based on whatever we have quoted even if it means the price does not meet up to your expectations?

It is really very thankful to know that you have a very well located unit in Toa Payoh. You should be able to call for good COV up to about $100K to $120K COV. Of course other factors such as the level of your unit, facing, renovation, etc will also determine the selling price too.
