Hi,
I have seen a resale flat and very interested in it. However, I have not start to market my current just MOP BTO flat. What should I do? I cannot accept the OTP and start to sell my current flat right?

Hi,

Have you checked up how much loan to take to ensure your finances are comfortable to take up the unit? If so, yes you can book the unit first since you have met your MOP, but just that your timeline will be tight from now onwards. You need to sell your current flat within 6 months after key collection to the next resale flat.

Hi, you still could do the purchase first if your finances allowed. However due to the weak market sentiment, it is not advisable for you to do the new purchase first and then selling the old unit. Pls feel free to let me know if you need any assistance.

Afternoon,

There is no hard and fast rule as to whether you can or cannot secure the OTP for purchase first before starting to sell your unit. The selling price, your unit's condition and the location is vital. Furthermore, with the current housing market condition, you might run yourself into unnecessary risk should the timeline does not work as planned.

Good afternoon,

If you are financially capable to purchase first then sell current flat, you are good to go ahead and do so. But if you need sales proceeds from current flat to finance the purchase then you might have to think twice.

Disposal of HDB in current slow moving market might take up to 3 to 6 months to secure a qualified buyer. In addition to that the whole legal completion might take up to 3 to 4 months.

So the question is will the seller be willing to wait for you?

Good day. In order to buy first, you have to make sure the timeline is in line so you can utilise all your sales proceed and cpf from this current house. In current market, most clients sell first, unless you are paying mostly cash for your next housing.
