Hi, I have recently relocated to Singapore and am planning to buy a private condo in the Jurong central area. I have come to Singapore on a Employment pass. What are the eligibility requirements and stamp duty for a foreigner to buy a condo? How is it different for a personnel with PR?

Hi,

Just focusing in Jurong area, in general, you can buy private properties(non-landed)in Singapore.

As a foreigner purchase, you will have to pay 10% Additional Buyer Stamp Duty(ABSD) on the purchase price for the residential property.
However, there are exemptions to this depending on which country you are from.

As a PR, no ABSD for the first residential property purchase. 3% ABSD only start to apply for the 2nd residential property onwards. But it also depends on who are you combining with to waive this.

Afternoon Sanjeev,

For property purchase, you have to fork out all these costs on top of your 20% downpayment (provided the bank is willing to loan you up to 80% of the valuation/ purchase price):

1) legal fees ($3000)
2) stamp duty for mortgage ($500)
3) 3% buyer stamp duty (-$5,400)
4) Additional buyer's stamp duty (10%) because you are a foreigner (based on you only)
