Hi,

In generally, "Yes", you are entitled to 80% loan amount. However, whether or not the bank provide such loan, also looking at your TDSR assessment.

Do note if you intend to utilize CPF for servicing the mortgage, you have to keep BRS before utilizing the rest for the mortgage.

If you have good credit record and income status, you should be eligible for 80% loan since you have cleared your first mortgage.
However, ABSD will be payable. If you have utilized CPF OA for your first property, you will also need to set aside the Retirement Sum before you are eligible to utilize the balance.

you will be eligible for up to 80% max loan since you dont have any outstanding housing loan. But do take note that it will still be subject to total debt servicing ratio and will reduce to 60% if you wish to take up a longer loan tenure that you should be entitled to.

By the way, do take note of these cooling measures as well.

1) 7% additional buyer's stamp duty as Singaporean
2) need to set aside $85.5k in your CPF OA + SA first before you can use the excess CPF OA funds in this purchase.
