This matter is rather subjective. Assuming that you sell your current HDB flat now, you will need to pay rent for around 48 months. If you rent a cheap 3-room flat, you will be paying over $80k+ in total for the next 4 years (will be much lesser if you renting just a room).

It really depends on how much you think prices may drop. 5%? 10%? 15%? 20%? If the total rental outlay for the 4 years is lower than your predicted fall in prices, then you should sell now.

Dear Confused,

Most of my colleagues have pointed out the pros and cons about selling now and renting first or holding on until your condo TOPs.

I would like to have more finer details about your situation before providing any advise.

1) How many family members are there staying together with you?

2) Should you sell away your current place and move, will the current family members be following suit or will 1 or few be putting up with any of your siblings or relatives?

3) Where is your current property and its age?
