Yes, there is an increase of HDB flats selling at below value and resale price are dropping. We can also see that the demand are dropping too.
However, HDB valuation are at a record high now. Therefore, even if we are selling at below value, we are still getting good profit.
Lastly, I would also like to point out that 5NG are extremely rare, and therefore as long as we are asking for a reasonable price, I believe we could still find a buyer to pay reasonable price.
