Yes, resale prices has been dropping across the board but it is temporarily. I stay in Tampines area too and have seen high cov in some transactions. I would like to assist you in marketing your unit as I tend to focus and market units at the East area.

It is quite straightforward base on the reports about falling prices, therefore any sales if HDB should greatly depends on your needs to sell. I am pretty sure that your sale would be a positive sale but do you have a need to do so? With the sales proceeds, what are you going to do with them? Have you thought about it?

Technically speaking, being a Tampines resident myself, I can say that demand level is still healthy therefore depending on your sales expectations in relation to the sellability factors of your unit, there can still be good results achieved, especially so if you are able to appoint a professional with the right selling skills to upsell your property and push for the best offer from the buyer.

Hdb price was affect after few round cooling measures, the price will not recovery soon for next few month,btw we are team at tampines ,always strong market the seller listing to looking the right buyer , try to get a higher possible price at current market.

Yes, there is an increase of HDB flats selling at below value and resale price are dropping. We can also see that the demand are dropping too.

However, HDB valuation are at a record high now. Therefore, even if we are selling at below value, we are still getting good profit.

Lastly, I would also like to point out that 5NG are extremely rare, and therefore as long as we are asking for a reasonable price, I believe we could still find a buyer to pay reasonable price.
