Hi, I had a condo before but sold it back in 2009 and moved overseas for work with my family. Planning to return to SG this year, can I apply as first time buyer for Exec Condo using government loan? Also, if I come back without work in SG, but have some cash (around half of property price to buy), can I still avail of government loan or private bank? Thank you.

Hi

You are eligible to buy a new EC ie building under construction as 1st timer. You may also buy a completed EC after the owner has met their MOP.

For home loan, you will have to apply for a loan from the bank. The bank will require you to hold a job in order that they will extend the loan to you.

You may do a pledge for a loan however, there are certain conditions which you may need to comply. The information is insufficient to advise.

Yes you may apply for a new EC as a 1st Timer with housing grant.

I guess the only concern issue here is the employment for assessment for bank loan, and the amount of joint CPF that you currently have. (if the amount is sufficient with Joint CPF)

It will be better if you discussed with a banker to understand your current financial status and the amount you will be able to loan before committing.

Firstly you will be able to apply for an EC as a 1st timer with housing grant. As for housing loan, the quantum depends on your credit status and employment status. 1. Since u have sold off condo in 2009, u are eligible to apply for Exec Condo using government grant cap at $30k if you are 1st timer.
2. For Exec Condo purchase, you can only take bank loan and not HDB loan. Thus if u come back without work in SG, bank won't grant u any loan. It will be better to talk to a banker.
