Hi. I currently own an EC.

Thinking of selling it and buying a resale.

Long term will be buying a brand new EC penthouse.

Can any one advise on the process, especially the selling of the resale and buying a brand new EC.

Hi,

Yes if you have only purchased brand new EC once, and after selling this EC and waiting out 30 months and still able to fulfill prevailing EC eligibility conditions, yes you will be able to apply.

However, it may not be the most optimal move going for another brand new EC, as you are required to pay a resale levy of 55k since you already own a EC bought from developer. Also there are eligibility conditions to fulfill again and there are more uncertainties such as the potential location and pricing and even if any penthouse would be built for new EC developments.

Congrats on your nice profit on your current EC. Most EC owner i meet today make profit from the EC

To buy aa EC we cannot own a private property (EC included) for more then 30 month. So it not that easy to own an EC again unless you want to move to hdb or rent for 30 months and apply for EC again.

Which means the next time u can sell your next EC will be easily 10 years later. (2.5 years Wait, 3 years building, 5 years MOP)

I will suggest maybe you can relook at your plan again to see what are the options available for you that can bring you your Penthous dream faster.

Hi,

In order to qualify to purchase a EC the second time, firstly, your monthly household income should not exceed $14k. You must have also dispose off all private properties (including your current EC), and wait out a period of 30 months before you are eligible to apply for the new EC.

Also, if your plan is to sell your current EC to purchase a resale HDB flat, you will need to serve a 5 year MOP before you can apply for the new EC. You are not able to purchase a resale private condo, as you will not qualify for the 30-month wait out period.

One alternative to overcome this is to rent. However, the period you will need to rent would be at least 5-6 years (30 months wait out + construction period for EC). So I'm not sure if this is acceptable and makes financial sense for you.

Dear Sir/Mdm,

For your case, you will need to take note of the timing and cash flow for your selling of your EC and the purchase of the resale unit so as to avoid paying Additional Buyer Stamp Duty and not need an interim house to stay during the transition.

If you purchase a resale HDB, you will need to stay for 5 years before you are eligible to apply for a new EC. As for a resale condo, it is 3 years before you can sell to avoid the Seller's Stamp Duty.
